What kind of investment is this?
You participate as a secured lender, not a property owner. Your capital takes the form of a fixed-rate promissory note, collateralized by a recorded lien on a specific home. There are no fees or commissions taken from your position.
How is my capital protected?
Four instruments secure every position:
A Promissory Note setting out the terms of repayment.
A Deed of Trust, recorded by the title company, placing a lien on the property — we can't sell it without paying you off.
A title insurance policy, protecting against title claims.
A hazard insurance policy, covering the property against catastrophe.
And because we lend against homes acquired at a conservative basis, there's a meaningful equity cushion between your position and the property's value.
What's the typical term?
Investor notes are multi-year and amortizing — typically around five years — so principal is returned steadily across the term rather than in a single payout at the end.
How am I repaid?
Scheduled payments by ACH, on a frequency we agree with you.
What do homebuyers get?
Separately, buyers purchase through long-term owner-financing — up to 30 years — giving families a route to ownership, and an equity cushion, they couldn't otherwise access. That activity is what generates the secured, repayable positions our investors hold.
